We simplify selling inherited properties.

  • We specialize in buying properties with estate issues, even if they are stuck in long and complicated probate court cases.  We can legally buy properties "as-is," without needing approval from surrogates or probate court.  


  • We take care of all legal matters and pay any fees related to the sale, so there is no cost to the heirs.  This includes paying off taxes, liens, water debts, or any violations on the property.  We handle everything, so the heirs don’t have to worry about these issues.


  • If probate hasn’t started yet, we can close the deal within 3-4 weeks.  Even if probate has already begun, we can still buy the property within the same time frame, depending on the situation.  


  • We take full responsibility for the legal process, cover all costs, and make sure the heirs receive their fair share of the property’s value—without the need for future court battles.


  • Most of our deals are all-cash transactions using certified bank checks, with no need for financing, making the process quick and easy.

  • We buy properties in any condition, whether they need repairs or are completely uninhabitable. Even if the property is falling down, has violations, vacate orders, open permits, or outstanding liens, we will purchase it "as-is."
